We were not a fan of the shower bath as it was a bit hazardous to step in and out of if you used a little bit too much soap or hair conditioner. The road noise could be heard from our room at night.

The room was spacious and pleasantly appointed. It had plenty of power points and usb ports for phone charging. The bed and pillows were very comfortable.

The hotel looked tired. The elevator was awful - like a black hole that made clunky noises. Room key lost its oomph twice. The worst feature was the restaurant. We had dinner there the first night which was enough to know we didn't want to go back again for dinner. Nothing healthy on the menu. My burger was very ordinary - the meat was tasteless and the bacon tough. Reheat from breakfast? My friend had a pasta marinara and ate about half. Since we were going to a conference we decided to brave breakfast which was a bad choice. Most of the food was barely warm at 7.30 which was supposed to be the opening time though it appeared a group of tourists was nearly finished when we arrived. Wine prices were unbelievably high. we ate out for the rest of the stay.

The room was well appointed and the bed was comfortable. The fridge was usable. the toiletries etc were adequate. Close to tram and restaurants, hospitals. Every staff member we encountered was 10 out of 10.

The shower in the bath to me was a OH&S problem, quite a deep bath to step in, maybe could do with a grab handle to help with getting in & out, & probably the android tv was a bit of a pain.

The beds were very comfortable & having a restaurant on site was a bonus.

Upon arrival the lady who checked me in was very unpleasant. I arrived back into the hotel late one night and when my key cards wouldn’t work to open the door and let me into the hotel I had to summon a staff member. The lady who came out of the back room (clearly annoyed) instantly told me that I could use my key cards and when I said I had tried she scanned my card to find out that they were in fact, not working. The morning I was checking out (Sunday) I was woken up around 8:30am by people cleaning the rooms next to mine (Vacuuming, talking and banging). Not ideal.

There is no access for wheel chairs from the carpark unless you go back up the steep driveway to the front entrance. As there are only stairs from the carpark this made it awkward for disabled access.

Though working well, the creaky small and old lift next to the check in needs an uplift and some cleaning.

Although there were full length draw curtains the room had a huge window overlooking the backyards of adjacent homes. Felt somewhat exposed with the curtains open. Either additional blinds or filter curtains at the window would provide privacy. A wall attached swing magnified mirror in the bathroom would be helpful. Thin walls between neighbouring guests room - could hear them going to the toilet! TV screen was a little on the small side. The location - Situated on busy Flemington Road was very noisy with the Trams, sirens to hospitals during the night.

Excellent hot water with great water pressure. Tea making facilities on hand. The location was good - a few minutes walk to the tram stops on Flemington Road. Loved the feature wallpaper of downtown Melbourne scenes - tram, railway station etc. Breakfast was basic, but tasty.

We stayed two nights so they didn't service our room. No one told us this were out all day came back to wet towels no milk and bed unmade. Not good enough at the price we paid.

Perfect for our needs, visiting The Royal Melbourne Hospital, as an elderly couple from interstate we were very grateful for the convenience.
