The sheets in the room could have used a little bit more cleaning (they had yellow stains). The toilet lid was also stained with yellow spots, not very conforting to use. At the breakfast the fruits were spoiled (only the mixed fruit salad & the pineapple, not the peaches). !! The ATM at the hotel charges 4$ for every withdrawal and the hotel only accepts cash paiment for the city tax !!!

The hotel is located on very beautiful street with lots of trees. There is 10 minute walk to the supermarket. We enjoyed a lot the coffee. The rooms was very spacious.

When we first arrived the room smelled really strongly of bleach. It would be nice to have a small table or surface both in the room and the bathroom.

I found it very bizarre and eery that the hotel is a bit deserted/abandoned. Once you have your key from Bella Arti and go to this hotel, you walk in (we arrived at 9pm) where reception would have been it's completely empty, not so much as a pen there and half the lights are off. We were pleased to see the next day many other guests staying there, and the next morning and friendly house keeper cleaning the rooms. It's just very eerie when you enter or.leave the premises and it feel so deserted. That said, it's clean, comfortable and in a very good location and I would stay there again, as you are a 4 min walk from A'cademia bridge at the bottom of the grande canal.

The hotel is well located by Zaterre or A'cademia water bus stop. It's easy to check in and have breakfast at the Bella Arti hotel opposite. The staff at Bella Arti were friendly and helpful. Breakfast was ok/basic, but everything was fresh. Continental, meats, cheese, croissants, rolls, cereal, yoghurt and fruit. Eggs and sausages weren't particularly nice, but it served the purpose. Room was quite bizarre as the walls were padded with material on the wall, not wall paper. However, spotlessly clean, comfy bed ( had a quilt which was great for cooler evenings) pillows were rock hard, but asked for softer which were provoded. Bathroom was modern in contrast with a rain fall shower head.

Hotel could do with some updating. Room very small. Our Shower didn’t work plus no air con. Very hot in room. Staff a little blunt..didn’t speak much English (I know that narrow minded but a hotel should have staff that speak good English) plus hotel felt a little bit like a 1970s time warp with decor!

1) Safe box didn’t work. In two consecutive days I asked receptionist to get it fixed. Receptionist promised that technician would arrive in 5 minutes. But technician never showed up. I had to give up using safe box. 2) Receptionist was expected to provide 24-hour service. I went to lobby twice in the afternoon but could not find receptionist. I yelled loud in the lobby and receptionist still didn’t show up. 3) Hotel provided breakfast. The senior drink machine service lady seemed to feel that I ate more than I should. When I walked by her side three times during a breakfast, she talked to me in Italian every time but I couldn’t understand Italian. I said “English”? The last time she talked to me I could understand one word from her sentence, which seemed “finished”? I guessed that she reminded me that why I had not finished eating. She was very annoying and rude to remind me that I should have finished, if my understanding was correct. On the other hand, it would be good that the hotel’s customer facing service staff can speak some English, because the world’s English speaking traveling population is much larger than Italian speaking traveling population, after all.

Too dark and too red in the room🌹 Shower is only upon your head, you can't hold it in the hand

The reception people were friendly and nice, we could leave our backpacks after check-out. Breakfast was delicious and enough diverse 🥐☕🥚 The hotel is kind of closed or renovated, and we have to go to another for breakfast, but it was in 1 min, so ok. The room is in Italian gorgeous old fashioned style, it was red and dark😅 so we felt mysterious and like in the past. The bathroom was really warm with shampoo etc.

Hair dryer in room was broken, but the hotel staff provided one to use upon request, so no issues. No other issues, as room was very comforable.

Excellent location, very walkable to everything, and the location felt more local versus tourists. Nice room, and the sister property had great staff and tasty breakfast spread. I'd recommend to others.

Pillows were not smooth at all, while the duvet seemed dirty and had no cover on it. Also the room had limited light.
